SERVICES PROVIDED
The Assessor establishes uniform, fair values on all taxable property. Our goal is to ensure that the property tax burden is distributed fairly among all property owners. To accomplish this, we revalue all property at least once in every five year period and attempt to inspect each property once every ten years. Our office is also responsible for maintaining property ownership and all lot descriptions.

2019 CITYWIDE REVALUATION
The City Assessor's Office is performing a citywide revaluation of all residential property for 2019.  All homes in the city are revalued to their current market value once every five years per WI  Statutes Sec. 70.05.  Recent sale prices of your home or comparable homes will be used to set the new values.  If your assessed value is changed, you will be mailed a notice on September 13, 2019.  If you disagree with your new assessment, provide evidence of market value during the Assessor's Open Book Period, held weekdays from September 16 - October 1.  After this, if you still feel a formal appeal is necessary, file an objection form at least 48 hours in advance to appear at the October 17 Board of Review.

BASIS FOR ASSESSED VALUES

Wisconsin law requires that all assessments be based on fair market value. The Assessor does not create value but interprets what is happening in the marketplace. WI Statutes Sec. 70.32(1) explains how real estate is valued for assessment purposes. A change in an assessed value does not automatically mean a change in property taxes. Each taxing authority publishes a tax rate annually in December which also affects each tax bill. Helpful publications are available in our office or by clicking on Helpful Guides listed below.
