 2010 CITY WIDE REVALUATION
The City Assessor's Office has reviewed all residential property assessments in the city for 2010. The last residential revaluation was in 2006. All property in the city is revaluated every 4 years to keep assessments at 100% of market value and to maintain equity. Although our Residential level of assessment is very close to market value at 101% this revaluation is important to re-establish equitable values between different categories of homes. The assessments on all 22,500 homes of three units or less were reviewed for the 2010 tax year.
The change in economic conditions since 2006 has affected the categories differently. Some assessed values will decrease, many will stay the same, and some will increase. Assessments may increase if improvements have been made or if the home is underassessed relative to comparable sales. If your assessment is changed, you will receive a notice that will be mailed on August 20th.
A change in an assessed value does not automatically mean a change in property taxes. Tax rates also affect each tax bill, but they will not be known until November. The new assessments will be posted on my.appleton.org on August 21st. Open Book will be held August 23rd - September 3rd which is a time to discuss your assessment with the assessor.

ASSESSOR RESPONSIBILITIES:
Our responsibility is to discover, list and to establish equitable and uniform values of all taxable real and personal property as directed by the state statutes. Wisconsin Law requires all assessments to be based on fair market value. The Assessor does not create value but interprets what is happening in the market.
We also provide the public with information on valuation and assessment practices and procedures. Our office also maintains all assessment records and recorded documentation.
