Construction Underway for Eagle Point Development
The City of Appleton is excited to have this riverfront site, which provides great views and proximity to Downtown, re-developed. From the 1950s until 2003, this site contained former building structures owned by Foremost Farms USA as part of a whey processing plant. Plant operations ceased in 2003 and subsequent decommissioning activities removed all of the processing equipment and storage tanks with associated piping. The City acquired this site from Foremost in 2011, and the building structures were demolished, impacted soils were relocated on-site, and the site was completed with a clean soil vegetative cap in 2012.
Many industrial uses along the river are now gone, and new uses are taking their place. The City's Comprehensive Plan recommends City action to acquire land on the river and explore opportunities to stimulate private re-development and provide greater public access to the river, and this site was identified as such. This re-development will also return this property back in the City's tax base.
Eagle Point Development will consist of senior living and a new public walking trail along the Fox River. This trail will allow the public to access the riverfront, which was identified as a priority objective within all redevelopment areas, and will add the ability for people to connect both ends of the trail as well as future trail development. The senior living portion of this re-development will accommodate the growing need for this use and provide residential use in close proximity to Downtown, which was identified as a goal in the City's Comprehensive Plan.
The developer selected to redevelop this unique 8.1 acre site is The Alexander Company and Tukka Properties. This $25 million, multi-phase development will begin with constructing a 99-unit senior care facility that will include one guest suite in addition to congregate, independent, and assisted living units. Eagle Point Senior Living is scheduled to open and start welcoming residents in 15 months. Units will be spacious, with numerous floor plan options available.
